The decisions you make before engaging a builder, architect or designer often have the biggest influence on the success of your renovation.
We help you clarify direction, priorities and spending cautions so you are better prepared to brief the right licensed professionals.
What does Before You Renovate actually do?
Before You Renovate provides independent property and renovation strategy before you commit significant money to plans, builders, trades or finishes.
We help you work through:

- where spending may not be worthwhile
- what may strengthen lifestyle or buyer appeal

We work with homeowners renovating to live, homeowners preparing to sell and buyers considering or purchasing a property with renovation potential.
Are you a builder, architect or interior designer?
No. Before You Renovate is a property strategy and renovation advisory service.
We don't provide architectural drawings, engineering advice, building approvals, construction documentation, interior design or project management.
Our role is to help you develop a clearer direction before engaging the right licensed professionals.
Which service should I choose?
The Property Strategy Session is best when you need focused direction and want to talk through the property, your ideas and the most important priorities. It includes verbal recommendations and brief follow-up notes.
The Renovation Strategy Report includes the Strategy Session as well as a detailed written roadmap covering the property, room-by-room recommendations, priorities, sequencing, spending cautions and next steps.
How much do the services cost?
The Property Strategy Session is $595.
The Renovation Strategy Report is $1,295 and includes the Property Strategy Session.
Do I need to be planning a major renovation?
No.
The service can be just as useful for a smaller renovation, a property refresh or when you're unsure whether renovation is needed at all.
Sometimes the strongest recommendation is to retain what is already working, simplify the project or redirect the budget.
Can you review plans or ideas I already have?
Yes.
You may already have plans, quotes, Pinterest boards or a list of ideas but still feel uncertain about the overall direction.
We can consider whether those ideas suit the property, your goals, the way you live and the likely level of investment involved.
Do you provide drawings or renovation costs?
No.
Recommendations involving layout or structural changes are conceptual only. Architectural drawings, engineering advice, measured plans, building approvals and cost estimates need to be provided by appropriately qualified professionals.
What areas do you service?
Before You Renovate primarily works with clients across the Sunshine Coast.
Virtual consultations may also be suitable depending on the property, the information available and the type of advice required.
When is the best time to book?
The earlier, the better.
The service is most valuable before you commit to detailed plans, quotes, major purchases or construction work. It can also be useful when you have already started planning but want an independent view before moving forward.

Can you help us decide where to begin?
Yes. This is one of the main reasons homeowners book a session.
We look at the property as a whole before focusing on individual rooms. That may include layout, light, flow, storage, everyday functionality, entertaining and the relationship between indoor and outdoor areas.
From there, we can identify which changes are likely to make the greatest difference.
Will you recommend renovating every room?
No.
The aim isn't to create a longer renovation list. It's to identify what genuinely needs attention and what may be better left alone.
An existing kitchen, bathroom, floor or outdoor area may still work well, even if it isn't completely new.
Can you help if my partner and I have different ideas?
Yes.
An independent perspective can help move the discussion away from individual preferences and back towards the property, your shared goals and how the home needs to function.
The session can help you agree on priorities before spending begins.
Can you help improve indoor-outdoor living?
Yes.
On the Sunshine Coast, the way a home connects with gardens, decks, pools and entertaining areas can have a significant effect on how it feels to live in.
We consider visual connection, access, shade, airflow, usability and whether the indoor and outdoor spaces work naturally together.

Can you assess a property before we buy it?
Yes.
A Strategy Session can help you look beyond dated finishes and consider the property's layout, strengths, limitations and possible renovation priorities.
This does not replace building and pest inspections, structural advice, planning advice or valuation advice.
Can you tell us what the renovation will cost?
No. Before You Renovate does not provide construction estimates or quantity surveying.
We can help identify the likely scope and priorities so you have a clearer brief when seeking advice and pricing from builders, designers or other professionals.
Can you tell us whether the property is worth buying?
We can help you consider whether the property's layout and renovation opportunities align with your goals.
However, we don't provide property valuations, investment advice, legal advice or a definitive recommendation about whether you should purchase.
What should we have available for the consultation?
Helpful information may include:
- the property listing
- available floorplans
- photographs or video
- your intended budget range
- your renovation ideas
- how long you expect to own the property
- what you would like the home to do differently
Renovating to Sell
For sellers preparing a property without overspending.
Should we renovate everything before selling?
Usually not.
The priority is to understand what buyers are likely to notice, what is affecting the home's presentation and where limited spending may have the strongest impact.
In many cases, a focused group of improvements will be more appropriate than renovating the entire property.
Can you tell us which improvements will increase the sale price?
No one can guarantee that a renovation will increase a property's sale price.
We can identify improvements that may strengthen presentation, functionality, emotional connection and likely buyer appeal while reducing the risk of spending heavily in areas that may not materially change the result.
Is this different from property styling?
Yes.
Property styling generally focuses on furniture, accessories and presenting the home for sale.
Before You Renovate looks earlier in the process at the property itself, including layout, flow, street appeal, functionality, maintenance priorities and what may or may not be worth changing.
Should we speak with an agent before booking?
You can speak with an agent first, but you don't have to.
An agent can provide useful market feedback. Before You Renovate provides an independent strategic perspective on the property and the renovation decisions being considered.
The two services can work well together.
Can you help us avoid overcapitalising?
That is an important part of the service.
We consider the property, the likely buyer, your intended outcome and whether the proposed work appears proportionate.
The advice may include areas to prioritise, areas to simplify and places where I would be cautious about spending heavily.
